If you are on the market for a Gulf front lot at Cape San Blas north you should consider a deep water front lot where the building pad is landward of this line. The alternative will a First tier lot which in most cases are landward of the CCCL and out of the flood plain (X flood zone)

December 02-2009 Update
This should be a week to remember - I have a closing just about every day this week.
I just sold 2.5 acres on Indian Pass with 100' on the beach. This I believe is the "deal' of the year. Congratulation Mike - You did very on this one. Indian Pass is a beautiful peninsula, this parcel is suitable for 5 or 6 lots. From the Gulf to the Lagoon.
Sold date 11-30-09.
I also closed on a beach side, X flood zone, bay view lot for $50K The asking price was $79K - we went under contract on Thanks Giving day ( Yes, I work Holidays) and close 12-01-10. Yes, its is possible to close on 2 or 3 business days in Gulf County.
Sold date 12-02-09.
The next stop is a bay view lot located near Cape Palms park. A 1/2 acre lot, on the x flood zone, this lot was listed at $74K - Lot need some fill but I think the buyers did fantastic.

All these activity can only mean one thing: The land at the Cape has bottom at $50K for a Bay view or Gulf view lots. If you are on the market for land I'm sure that I can help. I'm attentive to buyer's request in timely matter.
