Rental Information, Policies and Conditions
Our rentals are privately owned properties with the owner’s personal property and furnishings. B & B Properties, Inc., as agent for the owners, states the following basic policies regarding these rental units. Please take time to read our complete rental policy prior to entering into an agreement to rent.
Rentals are primarily rented on a weekly basis:
Season 1 – strictly weekly rentals
Season 2 – weekly rentals and weekend rentals available
(Season 2 includes spring, fall & holiday)
Season 3 – weekly rentals and weekend rentals available
(Season 3 includes our winter months)
Monthly rentals are available from November to March
Rental Payment: Fifty Percent (50%) of total rent is due within ten (10) days of making your reservation. Any remaining balance due MUST be paid 30 days prior to your arrival date. If making a last minute reservation, within 30 days of arrival date, the total rent and all other fees are due when making the reservation.
A minimum security deposit of at least $200 is required for all reservations. All security deposits convert to a damage deposit upon arrival and are not applied towards your rent. Our company check for your full damage deposit will be refunded and mailed to you approximately fourteen (14) days after your departure providing all rental conditions are met. Monthly rental deposits are not applied towards your rent and also turn in to a damage deposit upon check-in.
There will be a $20 non-refundable reservation fee added to all reservations at the time the reservation is made and a departure fee (based on unit square footage and number of bedrooms/baths) which covers housekeeping expenses.
Cancellations: If you should have to cancel your reservation, please notify us immediately. Cancellations are subject to a $65 cancellation fee in addition to your $20 reservation fee. If a cancellation is made within 30 days of arrival date, 10% of the total rent will be forfeited to owner for loss of rent plus the cancellation fee and reservation fee. If a cancellation is made 30 days prior to your arrival date, 10% of total rent will be forfeited to owner for loss of rent plus the cancellation fee and reservation fee. If cancellation is not made 30 days prior to your arrival date and the unit is not re-booked for the same rental period, rental pre-payment will be forfeited to owner for loss of rent.
If a ‘mandatory evacuation’ order is issued for the area that your unit is in, we will only charge you for the nights that you occupied the unit. If you choose to leave in a ‘voluntary evacuation’, no refunds will be given.
Our check in time is 4 PM EST or later. SORRY, NO EARLY CHECK INS. Late arrivals after 5PM EST need to call for special check in arrangements. If you are a late arrival, you are required to come to our office the next day by 11 AM to register and pay amount due.
Our check out time is 11 AM on your departure date and is strictly enforced. All keys must be returned to our office and all persons and vehicles must vacate the premises.
All units are individually owned and furnished and are equipped with central H/AC, range, refrigerator, cooking utensils, dishes, silverware, coffee makers, bedspreads, blankets, pillows and linens. YOU ARE RESPONSIBLE FOR YOUR OWN BATH SUPPLIES and PAPER ITEMS. Extra installation fee will apply if you wish for your beds to be made upon arrival. **(B & B Properties, Inc. strongly urges you to bring extra bath linen as past renters have stated there is not enough provided.)**
Some owners provide extra TV’s, VCR’s, washer/dryers and other appliances for your convenience. NO REFUNDS will be given for the failure of any of these items, however we will try to correct any problem as soon as possible.
Charcoal grills are prohibited on decks, porches and balconies. They are prohibited from use at all if you are renting in Barrier Dunes or SeaCliffs. Some homes provide park style grills or gas grills. When using these grills make sure they are pulled away from the homes and used in a safe area. Please do not use charcoal in the gas grills. If your units’ gas grill needs the tank refilled, please contact the rental office.
Pool availability is NOT guaranteed with any rental reservation due to infrequent situations beyond our control.
The rental capacity is restricted to the stated limit for each rental. Exceptions can be made for an infant only. We are very serious about maintaining a family atmosphere for the quiet enjoyment of our guests. We will rent to family groups, married couples, and RESPONSIBLE ADULTS over the age of 25.
Pets are not allowed in any rental home, inside or out, that is not pet friendly. Tenants with pets will be asked to vacate immediately with no refund. Please inquire concerning pets as there is additional pet security deposit, etc.
If a rental should go on the MARKET FOR SALE, it may be shown to qualified buyers. Every effort to schedule the showing at a convenient time and not interrupt your vacation will be made.
We reserve the right to substitute comparable accommodations without notice or liability should a rental become unavailable. When comparable accommodations are not available, renter will have the option of selecting from available properties at the published rate or receiving a complete refund of the security / damage deposit.
To avoid additional charges before you leave please leave your unit in a clean and orderly condition. Wash and replace dishes, make beds, place trash in garbage receptacles provided outside and return keys to office at check out. There will be a $10.00 charge for lost keys.
THE RENTAL OF ONE OF OUR VACATION PROPERTIES CONSTITUTES AN ACCEPTANCE OF THIS RENTAL POLICY AND YOUR AGREEMENT TO ABIDE BY THE SAME.
